A national company that specialises in comprehensive injury protection and workplace rehabilitation solutions has leased one of just three vacant spaces in the $110 million commercial tower, The Rocket, at the heart of CBDRobina.
IPAR has leased 104sqm on level seven of the landmark 16 level building for three years, with a three year option, at an undisclosed rental rate. The deal was negotiated by CBRE Gold Coast agent Nick Selbie.
The Rocket will house IPAR’s first permanent branch office on the Gold Coast, its fourth in Queensland and one of 25 in operation around Australia.
IPAR, a leading provider of comprehensive injury prevention, injury management and return to work services, has been growing rapidly since its establishment in 2003 and was named in BRW’s top 100 fastest growing companies in 2011 and 2012.
IPAR Queensland state manager Julie Fox said the company had representation in every state and territory of Australia and was actively expanding in regional centres around the country.
“We saw a need to establish a satellite office on the Gold Coast about two years ago to support our branch office in Brisbane,” she said.
“We have been operating from Varsity Lakes since that time, but are relocating to The Rocket to establish a permanent presence on the Gold Coast to service our growing customer base here.”
Ms Fox said about seven permanent staff would operate from the Gold Coast office, with The Rocket appealing because of the modern space and prime location it offered.
“The office really stood out because of its attractive open plan and wall to ceiling glass, which took in views across the city,” she said.
“Car parking and access are also very important in our business, so being in a central location like CBDRobina was a necessity.”
Mr Selbie said easy and fast access to transport infrastructure was a key factor for businesses looking for a base on the Gold Coast.
“In IPAR’s case, The Rocket ticked all the boxes, particularly given its proximity to the Robina train station, major arterial roads, the M1 and supporting amenities,” he said.
“The Rocket is Gold Coast City’s premier commercial tower, providing a high quality environment for staff and clients.”
Robina Group general manager Hylton Slater said there were now only two office tenancies remaining for lease at The Rocket at 104sqm and 120sqm in size.
He said Robina Group had also recently released for sale strata-titled offices in The Rocket to meet demand from those wanting to purchase A-grade office space in Gold Coast City.
In total, 35 offices, ranging from 98sqm to 790sqm, and 14 street-level commercial spaces, from 65sqm to 286sqm, have been released for sale.
Leased investment opportunities start from $500,000 with a range of high calibre, long term tenants in place.
“We have a vacancy rate of just two per cent at The Rocket, which is extremely low in the current environment,” he said.
“It is evidence of the quality of what is on offer here, which is unparalleled anywhere else in the city when you consider the modern space available, car parking, access and the location at the heart of the city.
“To attract a business of the calibre of IPAR, which is one of the fastest growing in Australia, is a coup for The Rocket and adds to our long list of premium office tenants.”
Mr Slater said the low vacancy rate within The Rocket was in-line with vacancy rates across the wider CBDRobina precinct, with recent research by Urbis finding it posted a vacancy rate of 6.1 per cent, compared with the overall city rate of 16.7 per cent.
“CBDRobina appeals to a diverse range of businesses with the Robina Central Planning Agreement supporting a wide range of uses, town planning advantages, flexibility and innovation, which just add to the benefits of being in such a central location,” he said.
The Rocket is serviced by four high speed lifts, a high level of security and access control, dedicated basement and street level parking for staff and visitors, shower and locker room facilities and bicycle racks.
