Approved for hospital, medical, retirement, aged care and more

A newly-released shovel-ready site, close to City of Gold Coast’s new Greenheart Parklands in CBDRobina, is expected to draw interest from developers of a range of asset classes including hospital, medical, retirement and aged care, residential and commercial.

Robina Group has listed a 7,074sqm mixed-use site at Lot 700 Cheltenham Drive for sale at the gateway to Stadium Village, a burgeoning live-work precinct home to Cbus Super Stadium, Robina Train Station and Bus Interchange, Bond University Institute of Health & Sport, Robina Hospital and the sold-out Vue Terrace Homes.

With a range of uses pre-approved, the site is expected to appeal to purchasers looking to develop hospital or medical uses to service this growing residential catchment or developers looking to fulfil unmet retirement and aged care demand in amenity-rich Robina.

The site is only 500m from the 22ha first stage of Greenheart, Council’s 241ha botanic gardens style park starting this year with a planned café, an adventure play area, an off-leash dog exercise area, bike and walking paths, concert lawn and yoga lawn, water play area, barbecues, accessible toilets, to be followed by 15 sporting fields and infrastructure to host major events.

The area is part of Stadium Village, a growing urban hub already boasting residential, medical, education and commercial offerings including the recently completed Vue Terrace Homes, with a nil vacancy rate and the CBDRobina business precinct where office vacancy rates are trending downward due to strong demand for premium commercial accommodation.

CBRE Gold Coast managing director Mark Witheriff and associate director Daniel Doran, together with Colliers director of development sites Brendan Hogan and director of healthcare and retirement living Chris O’Driscoll, are marketing the lot via an expressions of interest campaign closing on October 19 2022.

Mr Witheriff said the campaign comes at a time when significant investment is already underway nearby including a $45 million expansion of Bond University’s Stadium Drive campus and the fully-leased 6,820sqm Department of Human Services building nearing completion, with this investment set to continue with the addition of Greenheart Parklands, a $150 million hospital expansion, a number of apartment buildings, as well as the proposed athletes’ village to be constructed for the 2032 Olympic Games.

“The site enjoys a premium, central location with the train and bus interchange, expanding Bond University campus and new TAFE all within 500 metres, while Robina Health Precinct, Robina Hospital and Robina Town Centre are just a short walk,” Mr Witheriff said.

“This significant investment in infrastructure and development, together with Robina’s transport connectivity and close proximity to the M1 Motorway, is underpinning strong population and jobs growth in the area.”

Mr Hogan said he is anticipating strong interest from both Queensland and interstate developers given continued strong demand across all property sectors in Robina, together with the plethora of existing and planned infrastructure in this centrally-located masterplanned precinct.

“Robina’s fast-growing population is fuelling demand for medical services, commercial office space and residential accommodation, whilst recent Australian Institute of Health and Welfare research highlights an increasing shortfall in supply in the retirement and aged care sectors in the central Gold Coast.

“Developers looking for a pre-approved development site to take advantage of this strong demand will uncover an opportunity at Cheltenham Drive to quickly deliver hospital and medical services or residential accommodation including retirement and aged care,” he said.

The site is approved for a range of uses up to eight storeys as of right under the Robina Central Planning Agreement, which offers significant town planning advantages for developers choosing to invest in Robina including a streamlined approval process.
