A private Chinese investor has secured the mixed-use M1X Energy Centre at CBDRobina for an undisclosed price.

The sale was negotiated by Colliers International special projects director Darrell Irwin, and settled last week.

M1X Energy Centre was developed by Robina Group on the corner of Scottsdale Drive and Energy Circuit, in CBDRobina’s high profile M1 Business Precinct, and was completed in October 2012.

The 1,786sqm centre includes five multi-purpose business spaces and is located on a 3,249sqm parcel of land.

The four large, high-clearance business spaces range from 198sqm to 628sqm and are suitable for showroom, warehouse and service industry uses, each including a first floor office, while the final 65sqm space is situated on the first floor and designed for office use.

M1X Energy Centre is occupied by gymnasium NeuroPhysics Training, beauty products manufacturer The Natalie Group and Systems Cabling Australia, which are all on three to five year leases, with the buyer utilising the remaining two spaces.

The centre includes 38 on-site car parking spaces and is located in a prime position, close to the M1 Motorway and train station, Easy T Centre, Robina Town Centre, Queensland Health Hub, Cbus Super Stadium and Robina Automall.

Mr Irwin said the Chinese-based buyer had been looking for an investment in south east Queensland and had zeroed in on M1X Energy Centre due to its location.

“The company is a developer in China and owns a number of development sites in Australia, so was familiar with Gold Coast City and Robina, due to its high profile,” he said.

“The buyer sees CBDRobina as one of Gold Coast City’s best positioned suburbs for growth, due to the high level of infrastructure and development that has taken place in recent years, together with the significant land still available for future projects.

“M1X Energy Centre appealed in particular because of its exposure to significant passing traffic in the busy M1 Business Precinct, and its proximity to the M1 Motorway, which makes it easily accessible.” Mr Irwin said M1X Energy Centre was a unique offering because of its flexible zoning, which allowed for a wide array of uses.

“The mix of showroom, warehouse and office space all on the one premise appealed to the purchaser because of the flexibility it provides for future uses,” he said.

“It is unusual to have such a diverse mix in a centre like this and really highlights the masterplanning behind CBDRobina, which has been designed with a focus on creating modern and flexible commercial, industrial, retail and residential spaces.”

Robina Group general manager Hylton Slater said M1X Energy Centre was a key component of its M1 Business Precinct on Scottsdale Drive.

“This precinct has been the centre of significant construction and site sales activity in recent months, which drew attention to M1X Energy Centre,” he said.

“The end value of projects underway or recently completed in the Scottsdale Drive precinct, including M1X Energy Centre, CityPods, Robina Group’s new office precinct and Masters Home Improvement, is around $180 million.
