Rare Central Gold Coast Development Opportunity

The final mixed-use development site in CBDRobina’s Riverwalk precinct, one of Gold Coast City’s most amenity-rich locations, close to business, education, health and retail facilities, has been placed on the market by master developer the Robina Group.

The 8,401sqm parcel is positioned at the heart of CBDRobina on Laver Drive, which connects to blue-chip business offerings, thriving residential precincts, Robina Town Centre, two hospitals and Robina Train Station.

The north-east facing lot, at 1 Waterfront Place, is in the sought-after Riverwalk mixed-use precinct, with absolute water frontage and direct access to the picturesque Riverwalk walkway, offering a direct pedestrian link to Robina Town Centre.

The site is close to iconic commercial tower The Rocket and CBDRobina’s expanding medical hub, including Robina Hospital, Robina Private Hospital, Queensland Health’s Robina Health Precinct and the new Australian Unity medical centre under construction.

The mixed use site is being sold with approval in place for a range of uses including, office, medical, commercial and a variety of residential uses, and is being taken to market by Colliers International’s Darrell Irwin and Geoff Lamb under an offers to purchase campaign closing November 14.

Colliers International Special Projects Director Darrell Irwin said the site represented a rare opportunity to secure the final holding in one of CBDRobina’s most active and highly connected zones.

“The gold standard for inner city sites is a location that offers high walkability with proximity to in-demand facilities like schools, hospitals, shopping centres, restaurants and a significant residential population, and this site ticks all of those boxes,” he said.

“In addition to its neighbouring education and health amenities, it is just 200 metres from Robina Town Centre and 400 metres from Robina Train Station, so it’s within easy walking distance of public transport.

“The M1 Motorway can be reached within minutes and with three street frontages, including a 95 metre exposure to Laver Drive, the site is highly visible to thousands of vehicles passing daily.

“This high level of connectivity ultimately translates to greater flexibility for the purchaser, who can exercise current approvals to immediately develop the site to suit a range of end users.
“The site also offers a holding income from an existing busy carpark central to CBDRobina’s thriving office and education precinct, which is attractive for purchasers who may not wish to develop immediately.”

Robina Group General Manager Hylton Slater said development-ready land was becoming increasingly scarce in CBDRobina, particularly with exposure to key commercial thoroughfares such as Laver Drive and Robina Town Centre Drive.

He said the site was being brought to market following more than $13 million in recent commercial sales in CBDRobina, including the purchase of a neighbouring office building at 69 Laver Drive, acquired by investment fund manager Peak Equities.

“The site falls under the Robina Central Planning Agreement (RCPA) meaning substantial town planning advantages.

“Sites in this growing residential and business precinct are dwindling, and this is the last large mixed use site for sale right in the heart of one of CBDRobina’s most active areas.

“While there is an opportunity to subdivide the lot, we expect this site will appeal most to a buyer looking to take full advantage of the mixed-use development approval in this prime location.”
