Aged care facility coming soon

Publicly-listed aged care and retirement provider, Japara Healthcare, has announced plans to develop a $30 million aged care development in Gold Coast City, after securing a 4,719sqm site from Robina master developer, Robina Group, for over $5.5 million.

The project, to be located in the Easy T precinct on Scottsdale Drive in Robina, will be based on innovative international models. The 105-bed facility will boast a contemporary residential design incorporating best practice for seniors and people living with dementia, through innovative shared leisure spaces.

These will include an in-house cinema, café, wellbeing centre and detailed landscape design – to encourage socialisation and sensory experiences, with courtyards, a rooftop garden and an entertaining deck.

Construction of the project is expected to start in April 2018, ahead of its slated mid-2019 opening.  It will be Japara Healthcare’s first project in Gold Coast City and third in Queensland, complementing existing facilities in Gympie and Noosa.

The new Japara Healthcare home is the latest to join Robina’s fast-growing health and medical hub, which includes Robina Hospital and the recently-opened Robina Private Hospital.

Japara Healthcare Chief Executive Officer, Andrew Sudholz, said he was delighted to build the state-of-the art home in an area of increasing resident need.

“The number of persons aged over 70 years and living within a 10 kilometre radius of our Robina site is forecast to double over the next 20 years,” he said.

“Through this development we are proactively providing best care and accommodation for the community’s elderly residents to meet their needs.

“The project will also deliver economic benefits to the region, with approximately $20 million in local investment, and an estimated 185 full time equivalent construction related jobs.

“Upon completion, it is anticipated there will be 125 individuals employed within the home and another 70 indirect full time equivalent jobs supported in the wider community.”

The sale of the site, which has now settled , was negotiated by Knight Frank Gold Coast Director of Commercial Sales, James Branch, and Knight Frank National Director of Health Aged Care and Retirement Transactions, Russell Allison.

“Given the recent growth in the aged care sector, the ideal amenity offered by central Robina, and the scarcity of approved development sites, we fielded strong enquiry from that specific market sector,” said Mr Branch.

Mr Allison said, “I was pleased to assist Japara in identifying an aged care site for which the Department of Health approved allocated bed places.”

Robina Group General Manager, Hylton Slater, said the Robina site offered a rare opportunity to invest in the heart of Gold Coast City.

“Approved development sites in Robina are becoming extremely scarce, and the fact this parcel was centrally-located and development-ready made it an attractive proposition,” he said.

“Robina continues to cement its reputation as one of Gold Coast City’s most dynamic destinations, attracting businesses that are leading the way in terms of innovation, and this new facility will be no different.  We look forward to seeing it take shape.

“With limited sites now remaining in Robina, including the final approved site for medical use within Robina’s Health Precinct and the last boutique mixed-use site, the level of enquiry only continues to increase as purchasers realise their opportunity to develop here is fast dwindling.”

Robina is unique in that it has its own Act of Parliament governing it’s ongoing development, the Robina Central Planning Agreement.   The pre-approved, development ready sites offer many unique benefits to developers and investors including reduced approval time frames.
