Rare commercial site now available

The continued appetite for ‘bite size’ development sites in central Gold Coast City has prompted Robina master developer, Robina Group, to release a new 2,451sqm parcel in its prized Riverwalk precinct, opposite Robina Town Centre, in CBDRobina.

The site, proposed Lot 3 at 1 Waterfront Place, is expected to attract owner-occupiers, developers and investors looking to secure a development-ready parcel, with approval in place for up to eight storeys and a range of uses including office, residential and medical.

Never-before-offered, the lot has been subdivided from a larger parcel in response to the short supply and current high demand for smaller mixed-use development sites.

With frontages to Laver Drive and Queensferry Court, it is just a 380 metre direct walk to Robina Town Centre and its extensive retail, dining and business conveniences.

The site is surrounded by high quality commercial buildings including The Rocket, Eastside and Riverwalk Place, which boast a mix of blue-chip corporate, government and medical tenants.

The site is being marketed by Colliers International Gold Coast director in charge, Darrell Irwin, and associate director, Geoff Lamb, in an offers to purchase campaign closing 7 March.

Mr Lamb said the site presented an extremely rare opportunity to purchase an approved development site in a highly sought-after and very central location.

“Sites of this size – between 2,000sqm and 3,500sqm – are scarce, so when they come to market they are snapped up quickly and often attract multiple offers,” he said.

“These ‘bite size’ parcels provide a level of flexibility for owner-occupiers or developers, particularly those medium sized businesses wanting to design and construct a purpose-built head office or medical facility.

“The low interest rate environment is conducive to more activity in this space as, in many cases, it can be more cost effective to develop than rent – it just makes economic sense.

“With the cost of borrowing at historic lows and tightening vacancy for both residential and commercial properties likely to continue pushing rents higher, an increasing number of businesses are considering this option.

“Commercial land in Robina is as scarce as hen’s teeth, so we also expect interest from investors who understand values are headed in only one direction – and that is up.”

Mr Irwin said the Waterfront Place site was located in one of the most convenient positions in Gold Coast City, at the epicentre of retail, commercial, health, sporting, and infrastructure amenity.

“The thriving Queensland Health precinct, including both public and private hospitals and diverse ancillary medical services, is at the doorstep,” he said.

“It is five minutes walk to Robina Train Station and just off the M1, making it highly accessible for staff and customers.

“CBDRobina has everything going for it in terms of attracting and retaining high quality staff, and convenience for customers, and the picturesque waterfront position of this particular site is an added bonus.”

Robina Group general manager Hylton Slater said the parcel also benefited from the Robina Central Planning Agreement (RCPA) which provides substantial town planning advantages.

“There are very few approved sites available in the central Gold Coast, particularly of this rare size, in such a highly sought-after amenity-rich location” he said.

“Given the strong sales demand we have recently seen for sites of this size, we are expecting it to attract significant interest.”
