Development Ready Former Nursery Hits Market

A tightly-held parcel of land that has been a tree nursery for more than 20 years has been released to the market in response to high demand for approved boutique commercial sites in CBDRobina.

The nursery at 299 Scottsdale Drive, has been used by Robina master developer, Robina Group, to cultivate trees for the group’s residential developments.

The original parcel is in the process of being subdivided into two sites, with the largest – Lot 1 – now available.  Lot 1 measures 3,874sqm, features 78 metres of street frontage to key arterial road Scottsdale Drive and is pre-approved for a wide range of commercial uses.

Robina Group Development Manager Darrell Irwin said the decision to subdivide and release the nursery site followed more than $17 million in sales of development-ready parcels in CBDRobina over the past year.

“This particular site has never been previously offered for sale and with limited options for development-ready commercial sites available in CBDRobina, we expect a high number of enquiries,” he said.

“The opportunities to secure boutique sites in Robina are few and far between and we expect the arterial road location to be appealing to developers.”

Mr Irwin said he expected the parcel’s wide-ranging potential uses would attract interest from a variety of commercial developers.

“It is approved for many and varied uses, so would be suitable for everything from a service station or showroom to a fast food outlet or commercial offices,” he said.

“There are existing buildings already onsite, which are included in the sale, so this land could potentially yield a holding income as a retail nursery and garden supplies business – or similar – until such time as the commercial usage can be fully realised.”

Colliers International’s Geoff Lamb and Samuel Biggins will be handling the sale of the site under an offers to purchase campaign ending on Thursday, November 22.

Mr Lamb said the prime site’s approval for a range of commercial uses under the Robina Central Planning Agreement meant it offered flexibility and convenience for developers.

“There are huge benefits for developers in Robina including geographic centrality and favourable development benefits,” he said.

“These benefits include a fast-tracked approval process and significant infrastructure charges savings, which makes Robina extremely appealing for those considering development of new premises.”

Mr Lamb said developers would also benefit from the site’s position in a well-established commercial precinct.

“This highly accessible site is just a few minutes’ drive to Robina Town Centre, Easy T Centre and the M1 Motorway, making it highly desirable” he said.

“This location also enjoys significant commercial benefits with considerable through-traffic travelling from CBDRobina to and from the M1 Motorway.

“It is also a short stroll to Varsity Lakes Train Station, which is a huge plus in terms of access to public transport for potential employees and customers.

“In addition, the site is close to the Robina Health Hub, education facilities for all ages and a host of other amenities that Robina has become renowned for.”

Mr Lamb said the site’s contour was unique in that it provided the makings of a natural underground basement, minimising the need for the buyer to undertake significant and costly earthworks.

“The lay of the land on this particular parcel means a lot of the excavation work for an underground car park has already been done, which can only be a good thing for commercial providers,” he said.
