Developers looking for an ‘easy’ mixed-use Gold Coast development site are expected to circle the final blue-chip parcel now for sale in the highly successful Easy T precinct in CBDRobina.

Robina master developer, the Robina Group, has placed the 4,719sqm site at 54 Scottsdale Drive on the market with development approval in place for up to 88 apartments and ground floor commercial.

The adjacent site on Scottsdale Drive, also 4,719sqm with development approval for the same mix of apartments and commercial, is currently under contract, and has recently gone unconditional.

The newly released parcel at 54 Scottsdale Drive is being marketed by Knight Frank commercial sales director James Branch and joint managing director Mark Witheriff, through an offers to purchase campaign closing 17 August 2016.

The Robina Group general manager Hylton Slater said the developer has been approached by a number of parties looking to invest in Robina, and with a full development pipeline of residential and commercial projects of their own, it was decided to put the parcel on the market.

“More than $1 billion of development activity is underway or planned for Robina, adding to the extensive infrastructure and services already in place,” he said.

“At the same time, both residential and commercial vacancy rates are amongst the lowest Australia-wide and demand is continuing unabated, so we need to keep the momentum of new development going.

“We are looking for a quality developer to acquire the site and help to deliver the final piece of the thriving mixed-use Easy T hub, while we focus on rolling out our own $300 million workbook of projects.”

Mr Branch said the site’s ease of development – with approval already in place for uses including residential, commercial, retail and restaurant, up to five storeys in height – would attract strong interest.

“This site is level and ready to be developed today,” he said.

“Under the Robina Central Planning Agreement (RCPA) it benefits from competitive advantages including streamlined assessment timeframes and substantial infrastructure charges benefits.

“Given the unprecedented demand for residential and commercial space in Robina, we are expecting the site to draw the interest of developers from around Australia and internationally.”

Mr Witheriff said the site, fronting both Scottsdale Drive and Laurel Oak Drive, was superbly located to benefit from the extensive services and conveniences already in place in Robina.

“Everything you need is literally at the doorstep,” he said.

“The site completes the Easy T precinct – with a supermarket, restaurants, specialty retailers, a medical centre and existing residential – and Robina Town Centre, Bond University, Robina Hospital, Cbus Stadium, public and private schools and golf courses are all close by.

“The site is serviced by an extensive network of public transport, including bus routes and the nearby train station, and is easily accessible to both the M1 Motorway and major arterial roads, further adding to its accessibility.

“It is one of the best development opportunities currently available in Gold Coast City for those wanting to deliver a central project to market in the short term.”
